Case study — Construction
Investigation & As-Built Drawings.
Legacy access investigation for a restaurant build in Mayfair — giving the client a reliable, surveyed basis for development decisions.
The challenge
A restaurant fit-out in Mayfair depended on understanding legacy access points adjacent to the premises — potential routes for services, deliveries and escape that were poorly documented in the existing drawings. Building on assumptions in a dense central London location carried real programme and cost risk.
Our approach
We carried out targeted investigation works, surveying and recording the existing layouts around each access point to establish an accurate picture of what was actually there. Digital capture meant every space was recorded once, completely — with a 360° photographic record to support later queries without repeat visits.
What we delivered
- A verified survey of each legacy access point and its surrounding layout
- Updated as-built drawings reflecting the investigation findings
- A 360° virtual tour of the surveyed areas as a permanent reference record
The outcome
The client’s design team could make development decisions from drawings that matched reality — not inherited assumptions. The virtual record has continued to answer questions that would otherwise have required additional site attendance in a busy central London street.
Building on assumptions?
A targeted investigation survey costs far less than discovering the drawings were wrong mid-build.
